Glacier Builds Momentum Across April & May: Major Completions and New Markets

April and May were two of the most active months in Glacier’s history. The entire team has been on the move across Texas, Arizona, and now Houston wrapping up a major slate of CapEx completions, launching new large-scale renovations, and continuing to grow our footprint across the multifamily sector. Below is a market-by-market look at where we’ve been and where we’re headed.
April: A Month in Motion
Austin Launching Over $1 Million in CapEx Work
April was an especially busy month for the entire Glacier team, with travel down to Austin to prepare for the launch of over $1 million in CapEx work. This effort involved finalizing scope, coordinating vendors, and aligning timelines so that work could begin smoothly and efficiently across the property. The scale of this engagement reflects the growing trust ownership groups place in Glacier to manage complex, high-value improvement programs from planning through execution.
Dallas Wrapping a Full Slate of Renovations
Across Dallas, the team focused on bringing a substantial body of work to the finish line. By the end of April, Glacier was completing three clubhouse renovations, two outdoor amenity spaces, three gyms, and three pools including the addition of three new pergolas. The scope also included two business centers, three rebranding signage packages, and a landscape refresh across four properties. Together, these improvements modernize the resident experience while strengthening the first impression each community makes during leasing tours.
Arizona Planning the Next Major Renovation
With Dallas nearing completion, the team turned its attention to Arizona, planning a May trip to kick off a major exterior paint project. The scope includes a full exterior and interior paint program, interior unit work, and a refresh of community amenities highlighted by a two-story gym, new pool cabanas, and the addition of a dog park. These upgrades are designed to elevate both the resident experience and the overall asset value of the property
Team Growth
We were also pleased to share that our Project Associate prepared to transition into a full-time role beginning in May. This step reflects both the growth of our project pipeline and Glacier’s ongoing commitment to developing the next generation of multifamily professionals.
May: Completions, New Markets, Expansion
Dallas Full Completion of the CapEx Slate
Glacier is happy to report the full completion of the Dallas CapEx program: three clubhouse renovations, two outdoor amenity spaces, three gyms, and three pools including three new pergolas along with two business centers, three rebranding signage packages, and a landscape refresh across four properties. Remarkably, the start-to-finish completion time came in at just under 90 days. In addition, 23 out of 47 unit interiors were completed. These renovated interiors not only support rent growth in the market but also help the properties compete directly with nearby new development and value-add deals. A few remaining finishes and touch-ups will be wrapped by the end of May. This was a major, high-impact project overall, and Glacier is beyond excited to share the before-and-after results across all of these spaces.
Houston Kicking Off a Major New Project
Glacier is now kicking off a major exterior paint and siding project in Houston, covering the entire property, alongside a full roof replacement and several additional CapEx initiatives. This marks an exciting expansion into a new market and continues our momentum of taking on large-scale, full-property improvement programs
Austin A Major Two Property Rebrand
In Austin, Glacier is leading a major rebrand that will combine two properties into one cohesive community. The scope includes three pool replasters, two pool lounges, the addition of a dog spa, a gym refresh, two new pergolas, new private backyards, and a full property-wide landscape refresh. To date, 21-unit interiors have been completed, with an average turn time of 14–16 days from start to finish. These renovated interiors are bringing new life to the property helping it compete with nearby communities, supporting rent growth, and encouraging current residents to upgrade into a renovated unit.
Team Update
Our Project Associate is now officially full-time and has begun assisting the Glacier team with a wide range of day-to-day tasks while continuing to gain valuable knowledge of the multifamily industry. Looking ahead, Glacier plans to send our Project Associate and Chief Marketing Officer to the NAA conference in New Orleans an opportunity to network, observe current trends in multifamily, gain insight into where the industry is heading, connect with new vendors, and strengthen partnerships with our existing vendor relationships
Continued Growth
Glacier is currently overseeing CapEx work across 12 properties, with another 5 to 10 properties in the pipeline. As we continue to grow, our focus remains on supporting owners and investors in every way possible delivering thoughtful improvements that enhance property performance, elevate resident experiences, and create lasting value. Our goal is to be overseeing 20 to 25 properties by the end of the year.

With projects underway across Dallas, Austin, Houston, and Arizona, Glacier is entering the next stretch of the year with strong momentum and a growing pipeline. We remain committed to delivering the highest level of service and execution, building lasting partnerships throughout the industry, and continuing to expand our presence across the multifamily sector.
